Before you ask

What does rent actually cover?
One flat weekly amount covers the furnished suite, gas, electric and water, soft water and continuous hot water, common area maintenance, the security system, laundry, break room and parking. You're set up for Wi-Fi, phone, cable and card payments, and you get a free listing on our website.
Rates differ by studio — size, corner, window, plumbing — so we quote the specific room you want rather than publish an average you'd have to renegotiate. You get it in writing at the tour, alongside the term and what's included. No deposit to look.
What do I need to bring?
Your Kansas license, your own liability insurance, your tools and your product lines. The chair, shampoo bowl, dryer chair, mirror station, retail shelving, lighting and mat are already in the room.
Can I set my own hours?
Yes. It's your suite and your key — the buildings are on 24-hour secure access, so early colour appointments and late blowouts are entirely your call. You also set your own prices, your own booking system and your own cancellation policy.
How do the two free weeks work?
Every new tenant gets two rent-free weeks to use any time in the first year — take them at move-in while you're building your book, or hold them for a slow stretch or a vacation. Your choice.
I'm still building my clientele. Is that a problem?
Not necessarily — but here's the honest version. A studio will not fill your book for you. Nobody's suite does, whatever the brochure says, and anyone who tells you otherwise is selling. Plan on losing part of your book in the move as well; the number stylists in this industry generally plan around is fifteen to thirty percent.
What we do give you: a free listing on the Bella website and the lobby directory so searches and walk-ins can find you, and a building full of pros who refer across suites — the barber sends colour work down the hall, and it comes back. Bring the book you have, and run your numbers before you sign, not after.
How long is the lease?
Terms are set per suite and we go through the whole agreement — length, notice period and renewal — at the tour before you sign anything. If a term doesn't work for you, say so then.
Can I see a suite outside business hours?
Usually, yes. Call or text the building you're interested in and we'll find a time that fits around your clients, including evenings.
